3D provides geometric modeling. 4D adds time scheduling. 5D integrates cost estimation. 6D focuses on sustainability analysis. 7D supports facility management. Spetia Engineering delivers all dimensions, from LOD 100 to LOD 500.

We deliver LOD 100 through LOD 500: conceptual massing, schematic geometry, construction documents, coordination details, fabrication-ready detail, and verified as-built conditions. Most projects are LOD 300-400.

Autodesk Revit, Navisworks, AutoCAD MEP, Plant 3D, Tekla, Bentley MicroStation. We export to IFC, RVT, DWG, NWD, and use BIM 360/ACC for collaboration.

Spetia is pronounced "spe-shia" (/spəˈʃiːə/). The 't' has a soft 'sh' sound, so think "spe" + "sha". Avoid a hard 't' sound as in "se-pe-tia".

Spetia has two brands: Spetia Engineering (spetia.com), a BIM and digital engineering partner serving project teams in the United States, Middle East, Europe, United Kingdom, Australia, and India; and Studio Spetia (spetia.in), our Bangalore-based architecture, construction, and interior design studio. Spetia (with an 'e') is not affiliated with similarly spelled 'Spatia' brands (with an 'a').

Security requirements should be agreed for each engagement. Spetia can work under an NDA and document project-specific access, transfer, storage, retention, collaboration, and white-label requirements before files are exchanged. Tell us if your contract, client, or jurisdiction requires a particular control or platform.

Confidentiality requirements are documented during scoping. Where an NDA is required, it is completed before protected project information is exchanged. Access roles, approved platforms, retention, and deletion requirements are then aligned with the project. Regulatory or export-control requirements must be confirmed specifically; they are not implied by a general website statement.

Spetia's delivery team is based in Bangalore. Each engagement defines working hours, client-team overlap, review meetings, escalation routes, and expected response windows for the United States, Middle East, Europe, or other project locations.

We agree the checks for each deliverable before starting. These typically include the author's checks, a discipline review, coordination between disciplines and a final check before issue. Review comments and their resolution are recorded with the work.

Scan-to-BIM converts registered point-cloud data into a structured model for renovation, retrofit, facilities, or record purposes. The required model uses, information need, geometry tolerance, exclusions, and verification method should be agreed before modelling begins.

Clash detection identifies geometric and clearance conflicts between disciplines before work reaches site. Its value depends on when coordination starts, model quality, issue ownership, decision speed, and the cost of avoided rework. The scope should define the clash rules, tolerances, review cycle, and issue-closure process.

Yes. We connect BIM models to real-time sensor data using Autodesk Tandem, Bentley iTwin, Azure Digital Twins. Applications: energy monitoring, predictive maintenance, space tracking.

We offer fixed-price packages, hourly support and dedicated-team arrangements. The quote sets out what is included, the review process and the schedule. If you want to try the working relationship first, we can agree a small paid pilot.
